HGTV - YOU'RE KILLING ME!

 

Yep I know you just love Chip and Joanna and the Property Brothers.  I hate them.  Well, not hate them personally but boy do they cause us agents problems.  I have never seen so many people think they are an HGTV host than I have run into in the last 5 years.  Everyone, buyers and sellers alike tell me about the home they are selling, or the home they want to buy and it (in their head) looks just like the house that Chip and Joanna just completed last week......UGH!

Ok - now I know you watch these shows on a regular basis.  I know you also know that for most of you, your house doesn't look anywhere near like the completed house on TV.  So let's get a few things straight.   First off, I cannot rearrange your furniture and now get you 10K more in a sale price, nor are new curtains going to sell your home.  Usually, if you need new curtains, you probably need new paint, carpets and a lot more.  This is probably going to hurt your feelings some and maybe you don't like me any more after this.  Meh, it's still the truth.....If you have old or ugly furniture, it will reduce the price of your sale substantially.  Yep I said it.  Some of you have really ugly furniture and because of HGTV you think somehow I can make it not ugly by moving the couch to the other side of the room.  No Can Do! 

I don't say this to be mean.  I have had some ugly furniture too when I look back at my old houses.  (Not sure why I thought the Teal striped couch I had in the 80's was so great, but I loved that couch)  Of course, I also didn't keep it for 30 years.   Sometimes Mr. Seller, you are going to have to buy some new stuff to sell your house.  I know you don't want to.  It's a necessity.  See those shows you just love to watch, well the buyers are watching those shows too.  They want everything you want in your next home, all pretty and new just like on TV.  You want it to, you just don't want to put the effort into doing it in the home you are trying to sell.  But it's not an optionIf you don't do it, agents can't get you what you would like as a sale price.  I have seen run down homes in our area sell without upgrades because they were clean, had updated colors on the wall and had at least a set of newer furniture in the main area over homes that were a better deal.  But, doesn't matter what I think.  The only thing that matters again is YOUR HOME IS WORTH WHAT THE BUYER WANTS TO PAY YOU!.   

So next time you sit down and watch one of these shows.  Realize that not only you want that white kitchen with cararra marble and subway tile, in your next home, but so does the buyer of the home you are sitting in.  So that means, you're going to have to do some work.  More than you want too.  More than I want to tell you to do.  But as I tell my clients - no worries - "I GOTTA GUY" for everything you need done.  I can help you with projects that need to be done and stop you from wasting money on projects that will not get you any ROI.   Another reason to hire an agent who can do more than put a sign in your yard.
