HOW MUCH AM I WORTH TO YOU?

I just met with a young couple the other day about potentially listing their home.  Super cute little place.  Great neighborhood, sought after school district etc. etc.  While going through the home the seller began to ask me questions about items she thought needed to be updated in order to sell the house.  Some of her questions were “Do you think we need to install pendant lights over the sink”?  “Do you think we need to install cabinets in the laundry area”?  (I don’t even have cabinets in my laundry area) – “Do you think we should hire someone to plant new shrubs out front?”  All of which would be logical questions if any of them would have needed to be done.  None did.  They were all fine, well kept and wouldn’t get the seller one nickel more in a sales price if the items were upgraded.

Oddly what did need to be done was that the house needed a paint job and a new appliance or two.  The seller didn’t even think about the fact that the appliances were so outdated and different colors because she had lived with it so long that she thought it was fine.  She also didn’t think anything of all the dark paint colors in the home because she likes dark paint colors.  The problem is most other people, not so much.

So after we talked about what would help her to sell quickly, she said to me “wow, you sure are saving us a lot of money, we were going to update all these things” and my reply to her was, “yes, I am actually worth a lot of money to you”.    Now that may sound arrogant.  But, it’s true.  I learned a while back from a couple of very smart bosses (and you know who you are) that if you are not sure of how to do something right, at least be smart enough to call someone who does know.  A good agent is worth WAY WAY more to you in more ways than one.  We know the market better than you.  We know the financing issues better than you.  We know how to get the deal done.  And most importantly, we know what items need to be done versus what you would like to have done in order to sell your home. 

So when you are thinking about selling your home, find an agent who has the ability to tell you the truth.  If the agent tells you that you don’t need a storage unit….find another agent.  EVERYONE NEEDS A STORAGE UNIT!  And if an agent tells you that you don’t need to do anything to get your house ready for the market - Unless you have been prepping for a month and had already loaded your storage unit, find another agent.  A good agent is worth the commission paid and then some!
